Investment Property Loans in South Carolina, North Carolina, & Louisiana

I work with experienced residential investors across the Carolinas and Louisiana. Here is what I offer, where I lend, and how I approach each market, so you know whether I'm the right fit before we ever talk.

WHO I WORK WITH

Who I’m best able to help.

Every investor's situation is a little different. Here's a sense of who I'm best able to help, and where a different approach might serve you better.

We’ll likely work well together if you…

Invest alongside a career outside real estate and prefer a thoughtful, prudent approach.

Value clear expectations, a smooth process, and delivering on expectations as much as the numbers on a quote.

I may not be the best match if you...

Are deciding on rate alone. With investment property loans, the other terms matter as much as the rate, and part of what I do is helping you understand the trade-off’s.

Are looking for no-money-down financing. Investment loans generally require skin in the game, and I'll be upfront about what that looks like for your situation.

WHAT I OFFER

The loans I can help you with.

Different goals call for different financing. I compare the options with every client before recommending a direction, and I explain the trade-offs before you sign anything.

Conventional investment loans

Often a strong fit for working professionals with solid income and a healthy debt-to-income ratio. Conventional loans frequently win on total cost, so I run the comparison against DSCR for every client.

Available in SC, NC, and LA

DSCR loans

Qualification is based on the property's rental income rather than your personal income. DSCR isn't a no-documentation loan: it still requires solid credit, a meaningful down payment, and reserves.

Available in SC, NC, and LA

Fix-and-flip and bridge loans

Short-term financing for investors who have some experience and capital ready. These aren't no-money-down loans, and requirements are stricter for newer investors.

Available in SC, NC, and LA

Not sure which fits?

That's what the free consultation is for. We'll talk through your situation and what your realistic options look like. No obligation, just a conversation.

Short-term rental financing

Financing is typically DSCR-based, and income verification is more involved. I'll walk through it with you before you're under contract.

Available in SC, NC, and LA

House-hacking loans

Buy a multifamily property, live in one unit, and rent the others, using owner-occupied financing (Conventional, FHA, or VA for eligible veterans). Your intent to occupy the home has to be genuine, and reserve requirements still apply.

Available in SC, NC, and LA
